"How Much Is Your Inspection Fee?"

This is often one of the first question we're asked by perspective clients.  It's a good question, but it's really the last question you should ask. Here's why:

Most home buyers will spend weeks, even months searching for the right home.  Does it make sense to hire the least expensive home inspector to help you decide on a purchase of this magnitude. Would you hire the cheapest financial advisor to help you invest your life's savings? If the answer to the that question is yes, then we may not be the company your looking for.

Some good question to ask are: What qualifications does the MA home inspector have? How long has the inspector been doing inspections? How many inspections does the inspector do in a day, week, year? What type of equipment will the MA home inspector bring or use? What services does the MA home inspector offer? (radon, water testing, etc). What kind of report is provided? Will it be narrative or a check-list? Is it delivered on electronic media (like a CD) or is it a paper copy? How long does it take to get the report?

After asking the questions above, you're now ready to ask about price. If you don't know any of the above, then you don't know what you're buying. Assurance inspectors only do home inspections. Our MA licensed home inspectors are licensed, insured and bonded. We are all members of the National Association of Certified Home Inspectors (NACHI). NACHI Home Inspectors meet the highest standards in the industry.

Below are two links. One is to a sample handwritten report that was actually delivered to the home buyer and the other is a sample of an Assurance Report that we give to each of our clients.  You compare and decide if there is any difference that may be worth paying a little more for.

Which report would you prefer to have?

The Assurance report is a narrative report that describes all the conditions completely and we include recommendations for all issues that are reported on.  Not only is our report comprehensive and clear to read, it's also delivered on CD-ROM!  It's in a .PDF file format that can be easily downloaded and emailed to individuals that need access to this report. This makes handling any of your post inspection issues much simpler.

Which report would you prefer to have?

We believe in being honest and upfront about pricing. Our fees are posted on the pricing page that anyone can view anytime. Our pricing is based only on the variables that affect the difficulty or complexity of the home inspection. Our belief is the home value is irrelevant (Two identical homes in two different geographies may have enormous differences in value). Many MA Home Inspectors don't want to disclose their pricing information for a lot of reasons, and I would personally have serious concerns with any price that is only quoted over the phone or after  inquiring on the asking price of the home.
